Many Urban high-rises have limited Pavements. Most often there is asphalt paving at the main entrance, and possibly at a parking area, and these are usually located over an underground parking garage.  At other developments driveways and parking areas can be extensive. 

Regular maintenance of asphalt Pavements includes repairing sunken or cracked areas, sealing cracks and ensuring proper drainage.  Sunken areas can often indicate below grade piping or drainage issues, or simply indicate poorly compacted backfill below. Asphalt surfaces can often be renewed with an overlay, which can extend the time to full replacement. However when asphalt is part of a bonded waterproofing system over parking garages, asphalt replacement is undertaken in conjunction with a re waterproofing program.

Concrete Pavements are much more durable, but are initially more expensive and therefore typically reserved for walkways.  Concrete Pavements are often only replaced after 25 or 30 years and therefore only minor replacements are planned as part of the reserve fund study.  

Many buildings have have concrete Paving units on their walkways. Proper maintenance of these walkways is essential to ensure a level and safe walking surface. Pavers require edge support and good drainage is essential.  Non chloride ice removers will extend the life of all Pavements.
